Real estate is now a part of essential businesses.  We’ve adapted to the shelter in place and are offering all of our services virtually and more!  Today, we had a virtual listing presentation with our sellers via Zoom meeting, walked through their beautiful home, addressed their questions and our next steps (now they are ready to list their home initially off-market through our network and formally in June!) We've added Zoom meetings with clients, 3D walk throughs of all listings, virtual open house/event/showing options and COVID compliant in person private showings for vacant homes.

Market Update 
Last we spoke, the market was on pause (not down!) and there was a lot of uncertainty regarding how COVID-19 would affect the housing market. Despite the uncertainty, it's great to see that homes are still selling and qualified & ready buyers are shopping. Since there is a time lag from when a listing goes onto the market from when the property is closed in escrow, the April market update depicts numbers from before the shelter in place rules went into effect on March 17th. 
  •  Since March 17th, some listings were withdrawn/ went on hold from the MLS. We are still waiting to see where the market goes. March is a time when supply should be increasing. The number of listings has been down compared to March last year, but properties are still available off-market. One of our buyers submitted an offer on a canceled listing and their offer was accepted today, making it a win-win for all!  
  • March median home prices were still strong. Although the pandemic and stay-at-home orders reduced buyer demand, the number of active listings also decreased, which kept the price fairly stable. From what we have seen these past few weeks, it all comes down to doing extra due diligence, finding out what works for both sides and negotiating through the process to deliver the best outcome.  And we have been doing just that. 
The market continues to change day by day. In the past 7 days, you can see homes are still selling and more properties are coming back onto the market for Spring. China's housing market recently sprung back to life as sales tripled on pent up demand in 30 major cities as the coronavirus crisis subsides. Read more here.
