Despite the ongoing health and economic pandemic, the SF real estate market has made a large recovery from the steep declines in March and April. On a positive note, interest rates remain at historic lows, which have helped support home prices. Buyers are active in the market with new showing regulations to ensure safety. Some buyers may no longer be looking in the city, but rather the suburbs for larger homes and outdoor space. We see condo market inventory spike compared to single-family homes.
Within San Francisco itself, supply and demand conditions have diverged dramatically between single-family home and condo markets. It is important to note that if you are considering selling or buying, it is now more important ever to choose a realtor who has their finger on the pulse of the market on a minute-by-minute basis. Market Update

San Francisco condo inventory peaks! At the end of July, single-family homes made up only 26% of active listings and only 34% of new listings. Buyers may be prioritizing single-family homes as compared to condos as they are looking for more outdoor and work from home space. Single family homes have not seen the same level of declining demand and median home sales prices are as high as they have ever been.
The median condo sales price, while not particularly low, has been running lower than the highs of last year. However, as the number of listings accepting offers decreased in April, offers in June and July 2020 rose slightly higher on a year-over-year basis. Listings under contract continue to trend upward and continues to show stability. But at a much lower rate than inventory is growing.
We have 7 condo listings and 3 buyers in contract this month. With an amazing team and marketing strategy, we are able to attract the right buyers and create an overall image of our listings that showcases its best attributes. Buyers can walk into our listings and appreciate the overall aesthetics, making them fall in love and want to come back again! Most of our sales are the first condos to be sold in a whole building since the shelter in place was started in March.
