The 2020 Market Report is now LIVE on our website! It outlines the condo market trends for the FULL YEAR of 2020. 16 buildings are featured in our new report along with year over year statistics, recent sold and much more! 

Many of us have noticed during the shelter in place that the quality of our home greatly affects the quality of our lives. We saw a wave of relocations made possible due to remote work. Mortgage rates remain at historic lows, which have helped support home prices. Buyers are active in the market and will continue to purchase homes that fit their new lifestyle. Our team has utilized innovative technologies to engage buyers and execute deals.  From identifying great off-market opportunities + touring properties, to helping clients look for the best rates + working with partnered vendors to secure fast closings - 2020 changed the game in how we do business with our clients! We are gearing up for 2021 to be the most intense real estate market in recent years!

Market Update
The real estate market saw complicated dynamics in supply and demand last year, so it is refreshing to see the market continue to recover smoothly. Inventory has risen for both property types, up 25% to 3 months for single-family homes and a whopping 93.5% to 6 months for condo/loft/TICs. 6 months of inventory is regarded as a “balanced” market where buyers and sellers have equal leverage in the market/negotiating power. Like many parts of the country, sales were very strong for both property types, up 28.7% for single-family homes and 29.1% for condo/loft/TICs. 

For the first time since April 2020, we saw rental prices increase at a monthly rate in San Francisco after months of decline in the city and throughout the entire Bay Area.

Now that vaccinations are happening, it remains to be seen if the exodus from apartments and condos will continue, or whether it will level off or even reverse. One thing we’ve all learned in 2020 is that the future is incredibly difficult to predict, but we do see a light at the end of the tunnel!
