With COVID surging, what does that mean for real estate in the Bay Area?
Based on national and local models that take into account how the new dominant delta variant has raged through other countries and how vaccines have been holding up against it, health experts predict the next wave of the pandemic will probably peak late this month or early next, drop off in September, and almost certainly not come close to causing deadly chaos as last winter's urge in cases.
On a positive note, the # of transactions in San Francisco is still at historical highs (627 home and condo sales in July) which is the busiest July in SF real estate history! But the # of new listings in July was not overwhelming as we still see a shortage of inventory.
Single Family homes have reached a median sales price of $1.9M (+15% YoY). Condos are +4.2% YoY with a median sales price of $1.25M.
The number of people filing for unemployment for the first time fell by 12,000, as Initial Jobless Claims were reported at 375,000 in the latest week.
A look into the future of Fall 2021.... we are excited to see what holds for the SF real estate market! Inventory levels are expected to rise after Labor Day with stagers/handyman being incredibly busy and booked up. Fall is typically SF's highest season of supply, so we are excited to see if the buyer demand will be there as well.
