Market Update
The number of condos on the market fell in April but remains higher than last year. Demand for condos has come back strong, and sales outpaced new listings in March and April. Sales in April 2021 significantly outpaced sales in both April 2020 and 2019.
The market is doing amazing! Right now, there is amazing opportunity to buy at good price for a SF condo. Especially before summer! Condo prices are still lower than pre-covid, but WE ARE BUSY! The properties "Days on Market" metric has gone down considerably, much to the delight of homeowners and buyers. Sellers are happy to see that their houses are not sitting on the market for a long time, and most of our closings have closed at list price or at a price that our sellers were happy with. NOW IS THE TIME FOR A QUICK TRANSACTION + HIGHER SELLING PRICE!
Supply is starting to run short, so we may start to see multiple offers on a property which will start to drive the price back up. With a top notch marketing plan and design team, our properties have been flying off the market! We've had 11 closings in the past 30 days and 6 more currently pending.

Overall, the housing market has shown its resilience through the pandemic. We anticipate new listings to accelerate into the summer months. The current market conditions could withstand a high number of new listings coming to market, and more sellers could enter the market to capitalize on the high buyer demand. As we enter the spring season, we expect the high buyer demand to continue, and new homes on the market to be sold quickly.
The Federal Reserve Chair, Janet Yellen voiced concerns about rising inflation. She signaled (and then walked back) the possibility of higher interest rates due to inflation. With the economy roaring along, it’s inevitable that they will rise - it’s just a matter of time. Buyers will continue to take advantage of the market, so it is an incredibly good time for a smooth transaction.
